Why don’t I have a chart showing the lowest available rates like every other mortgage company?

The lending environment has changed greatly in the past few years, and rates today depend on many more variables: How much of a down payment or equity do you have? Will your mortgage will be insured or not? What is your credit score?, How severe of a payout penalty are you willing to risk? These are just a few of the variables that make up your final rate.

So rather than posting the absolute lowest rate on the assumption that every variable will work out in your favor, let’s talk. From there we can determine what your particular situation is and what your best rate and mortgage product is for you. I’d much rather do that then publish a rate and then have you be disappointed if it wasn’t available for you.
